Finding standing water beneath your home after a heavy rain is one thing. Finding water sitting in your crawl space for days—even though it hasn’t rained recently—is an entirely different problem. That was the situation at this particular North Texas home.

The crawl space repeatedly held standing water long after rainfall had ended. As we investigated the property, the location of the home provided an important clue: the house was built into the side of a steep hill.

Rather than simply dealing with rainwater running across the surface, we suspected that water was moving through the soil beneath the surface of the hill and toward the foundation.

In other words, this wasn’t primarily a surface-drainage problem. — It was a groundwater problem.

How Can Groundwater Get Into a Crawl Space?

Water doesn’t only travel across the surface of your yard.

After rainfall infiltrates the soil—or when subsurface water is present naturally—water can migrate underground through permeable soils, along soil layers, and around foundations. Homes constructed into hillsides can be particularly susceptible because the uphill soil creates a large area from which subsurface water can move toward the house.

Government guidance similarly notes that homes on steep slopes commonly experience foundation-water problems on the uphill side and that footing drains can be used to intercept water moving through the surrounding soils.

This can produce a confusing situation for homeowners: It hasn’t rained in several days, but there’s still water beneath the house.

That’s an important clue.

Surface runoff normally appears in close relationship to rainfall. Persistent or recurring water when the surface has already dried may indicate a subsurface source such as groundwater, a perched water condition, or water traveling along an underground soil layer. Other possible sources—including plumbing, irrigation and drainage-system leaks—should also be ruled out during diagnosis.

We Found the Groundwater While Excavating

At this home, the evidence became particularly clear once excavation began. Our solution was to install a deep French drain along the uphill side of the house, positioned to intercept subsurface water before it could continue beneath the foundation and into the crawl space. As the excavation reached the necessary depth, water began seeping out of the soil and crawlspace area into our trench. And it hadn’t just rained.

The video accompanying this article shows the conditions firsthand: the steep hillside above the house, the depth of the excavation, and groundwater visibly emerging as we reached the elevation necessary for the French drain. That water was exactly what the drainage system needed to intercept.

Why a Shallow French Drain Wouldn’t Solve This Problem

This is where the term “French drain” can become misleading. Not all French drains accomplish the same thing.

A shallow French drain may be excellent for collecting near-surface water. But if the problem is groundwater several feet below grade, installing a drain 12 or 18 inches deep doesn’t address the source of the problem.

You have to intercept the water at the elevation where it is actually traveling. For groundwater affecting a crawl space, that can mean excavating all the way down to approximately foundation-footer or crawlspace-floor depth, depending on the home’s construction and site conditions.

Building Science Corporation recommends sub-grade perimeter footing drains where groundwater needs to be controlled around crawlspaces, while the U.S. Department of Energy’s Building America guidance similarly describes footing drains below crawlspace-floor elevation as a means of collecting surface and groundwater before it pools against the foundation.

Why the Uphill Side Matters

Think about the hillside like a giant sponge. Water enters the ground higher on the property and moves downward under gravity. Depending on the soil profile, some of that water can also travel laterally through particular layers. Then it encounters the house.

A properly designed uphill-side French drain acts as an underground interception trench. Instead of allowing that groundwater to continue toward and beneath the crawl space, the drain gives it an easier path. Water enters the gravel drainage zone, reaches the perforated pipe, and is transported to an appropriate discharge location.

Essentially, we aren’t trying to make the foundation withstand the groundwater—we’re trying to remove the groundwater before it reaches the foundation. That’s an important distinction.

Why Waterproofing Alone Isn’t the Answer

When homeowners discover crawl-space water, the first instinct is sometimes to encapsulate the crawl space, install a vapor barrier, apply waterproofing products, or add a sump pump.

Those systems can all have legitimate applications, but groundwater management has to start with controlling bulk water.

Building Science Corporation describes the principle simply: foundation water-management systems should drain groundwater using sub-grade footing drains before the water reaches the foundation wall, thereby preventing the buildup of hydrostatic pressure.

  • A vapor barrier can manage ground vapor.
  • A dehumidifier can manage humidity.
  • Waterproofing can provide another layer of protection.
  • A sump pump can remove water after it reaches a collection point.
  • But none of those, by themselves, stop groundwater from traveling toward the house.

When lateral groundwater is the source, the most dependable solution is to intercept that water outside the structure, at a depth low enough to capture it, and redirect it before it reaches the crawl space.

Standing Water Without Rain Is a Warning Sign

If you’re finding water beneath your home, pay attention to when the water appears and how long it remains.

If the crawl space stays wet for days after a storm—or water appears when there hasn’t been meaningful rainfall recently—the problem deserves a closer investigation.

Especially if your home is:

  • Built into or near a hillside
  • Lower than surrounding properties
  • Cut into an uphill grade
  • Experiencing water predominantly along one side of the foundation
  • Showing persistent crawl-space water unrelated to recent rainfall

These conditions may indicate that you’re dealing with groundwater rather than ordinary surface drainage. — And that distinction matters tremendously when designing the repair.

For this hillside home, that meant going deep—down to the elevation of the crawl space and foundation—and installing a footer-depth French drain along the uphill side of the structure.

The excavation itself ultimately helped confirm what the standing water had already suggested: The water wasn’t just coming from the sky. It was coming through the ground.
