What Happens During the Assessment?

Depending on the property and concerns involved, we may evaluate:
• Surface Water Issues
We look at standing water, stormwater that’s directed toward the home via the yard, roof or anything else we identify — not just from your property but the neighboring areas as well. We also look for the best place to send this surface water.
• Grading and Slope
We study existing (and future) elevations, areas that are holding water, existing swales and drainage pathways, and opportunities for regrading any of these for longterm resolution.
• Foundation Moisture Concerns
We evaluate how water collects near the foundation, how drainage deficiencies may contribute to movement and hydrostatic pressure. We also evaluate how surface or groundwater may be the source of water under a slab or in a crawlspace, causing moisture to come through the subfloor, or excess humidity and deterioration of the structure.
• Visual Inspection of Existing Drainage Systems
We will visually inspect existing catch basins, channel drains, and pipe material used as well as their apparent condition and/or effectiveness. When necessary, they may recommend further investigation by our drain maintenance team (who use a sewer camera and other equipment for underground or under-home inspections.)
• Basement & Waterproofing Concerns
We study water intrusion into the home and how this is happening. We look for indications of hydrostatic pressure, how groundwater is being managed, and if there are any waterproofing system design flaws, failures or considerations for improvements and repairs.

Proper Foundation Exposure: We generally recommend maintaining a minimum of 4 inches of visible foundation above finished grade.
Positive Surface Drainage: The soil immediately surrounding the home should slope away from the foundation whenever possible.
Managed Collection Points: Water should be directed toward a properly designed swale, drainage easement, or other suitable outlet.
Long-Term Serviceability: Drainage systems should remain accessible for future cleaning, inspection, and maintenance.

Why is the assessment not free?
Because this is a professional consultation, not a sales visit. The purpose of the assessment is to provide expert guidance and identify the true cause of the issue.
How long does an assessment take?
Most assessments take between 30 and 90 minutes onsite, plus time afterward, building the report and recommendations. The amount of time depends on the property size and level of complexity.
Will I receive a quote?
Yes. Most homeowners want a solution within a specified budget range after the assessment.
What if I hire Dallas Drainage Pros?
The assessment fee may be credited toward qualifying projects if completed within a specified timeframe.
What is considered a qualifying project and a specified timeframe?
Not all projects are the same, so we recommend calling to ask about your specific situation. However, the assessment fee is generally credited toward qualifying projects of at least $5,000 and quotes approved within 30 days. Exceptions are generally granted for permit delays, engineering review, builder projects, phased construction schedules, and other circumstances outside the client’s control (please call if you have any questions.)
