Poor Grading Can Cause Flooding and Foundation Problems
One of the first things we look at when evaluating a drainage problem is surprisingly simple:
Which direction does the ground slope?
Ideally, the soil and landscaping immediately around a home should slope away from the foundation. This is called positive drainage or positive grading, and it allows gravity to naturally move rainwater away from the structure.
Unfortunately, many homes throughout Dallas and North Texas have the opposite condition. The yard may slope toward the house, or years of landscaping and soil buildup may leave portions of the yard higher than the home’s foundation.
The project shown in the video below is a good example of what can happen when both conditions exist.
The Problem: Negative Grading Toward the House
When a yard slopes toward a home, rainwater naturally follows that slope. Instead of moving away from the structure, runoff is directed toward the foundation. During a significant North Texas rainstorm, that can mean a substantial amount of water collecting along the side of the house.
This condition is commonly called negative grading. Sometimes homeowners try to solve the resulting water problem by adding drains. But before installing drainage infrastructure, it’s important to ask a more fundamental question:
Can the yard itself be corrected so gravity moves water away from the house? Whenever practical, establishing positive drainage should be one of the first priorities.
Why the Height of the Yard Matters, Too
Slope isn’t the only thing we evaluate. The elevation of the soil relative to the foundation is equally important. On this property, the surrounding grade had become elevated above portions of the foundation and near or above the brick line. That’s a major warning sign.
A home’s foundation and exterior wall system are designed with the expectation that certain portions will remain above grade. When soil, mulch, landscaping or other materials build up too high against the house, water can reach areas that were never intended to function as below-grade waterproofing.
Combine that with a yard that slopes toward the house, and you can create a situation where water is both directed toward the structure and held against it. Eventually, that can contribute to water intrusion inside the home.
High soil elevations and poor grading may also keep the soil immediately adjacent to the foundation excessively wet. In North Texas, where expansive clay soils can change significantly with moisture conditions, controlling water around the foundation is particularly important.
What Does Proper Grading Around a House Look Like?
The basic principle is straightforward: Water should naturally flow away from the home. When possible, the yard immediately surrounding the structure should have enough positive slope that rainfall moves away from the foundation and continues toward an appropriate drainage or discharge area.
That doesn’t necessarily mean every property needs an aggressive slope. The objective is to create a reliable drainage path without directing water toward neighboring properties or creating another problem elsewhere on the site.
Every property is different, which is why drainage should be evaluated as a complete system rather than focusing only on the wettest spot.
The First Solution: Regrade the Yard
For a property with negative grading, the minimum corrective measure is often regrading the yard to establish positive slope away from the home.
Depending on the property, that can involve removing excess soil, lowering elevated landscaping areas, reshaping portions of the yard and establishing a new path for surface runoff.
This is an important distinction: A drain shouldn’t automatically be used as a substitute for grading. If gravity can move surface water away from the house, we generally want to take advantage of it. There are situations, however, where correcting the surface grade doesn’t address the entire problem.
When a Footer-Depth French Drain May Be Needed
On the property shown in this video, we’re doing more than simply correcting the surface grading. We’re also installing a footer-depth French drain along the uphill side of the home.
— Why? Because water doesn’t only travel across the surface of a property. It can also move through the soil below ground.
This becomes especially important on properties where a home is built into a slope or where the surrounding terrain directs water toward one side of the structure. Even after the surface is properly graded, subsurface water may continue migrating downhill through the soil toward the foundation.
A properly designed footer-depth French drain is intended to intercept that subsurface water before it reaches the structure. Rather than waiting for groundwater to reach the foundation and trying to manage it there, the French drain creates a preferential drainage path where the water can be collected and redirected.
Regrading vs. French Drain: Which One Do You Need?
These solutions address two related but different drainage conditions. Regrading primarily manages surface water. If rain falls on the yard, we want the surface elevation to encourage that water to move away from the house. A footer-depth French drain primarily manages subsurface water. It can intercept water moving through saturated soil toward the structure.
Some properties only need grading correction. Others have subsurface conditions that justify a French drain. And, as with the home shown in this video, some properties benefit from both: correcting the grade above ground while installing drainage below ground.
The right solution depends on understanding where the water is actually coming from.
Signs Your Home May Have a Grading or Drainage Problem
Walk around your home after a heavy rain and pay attention to what the water is doing. Common warning signs include:
- Yard surfaces sloping toward the house
- Soil or landscaping elevated unusually high against the foundation or brick
- Standing water near the foundation
- Water collecting between the house and an uphill portion of the property
- Water entering doors, walls, crawlspaces or other low areas
- Persistently saturated soil next to the foundation
- Drainage problems that continue even after surface runoff has disappeared
These conditions don’t necessarily mean you need a French drain. They do mean it’s worth determining why water is accumulating there before choosing a solution.
Good Drainage Starts With Understanding Elevation
Drainage doesn’t have to be complicated at its most basic level: Water moves downhill. That’s why elevation and grading are among the most important things we evaluate when diagnosing a drainage problem.
If the yard slopes toward the home, water is being encouraged to travel in the wrong direction. If the yard is also elevated too high against the structure, the potential consequences become more significant.
Correcting those conditions may involve regrading, a French drain, another drainage system, or a combination of solutions. The important part is designing the solution around the source and movement of the water rather than simply installing a drain wherever water happens to appear.
